The building process with Vox

 

Step 1: lot and blueprintad

Before choosing a house plan, Vox Developments examines the building site to determine which house designs are suitable for the desired lot. Once the lot is determined, Vox Development and the design team sit down to see what the homeowners end goals are when building their dream home.

The only upfront cost during the planning stage is the preliminary drawing cost. Drawings start at 60 cents/ sq foot to get a plan drawn, so that the team from Vox Developments is able to price the plan accordingly for the home owner. If the home owner chooses Vox Developmetns for their custom build the cost are then included in the blueprint.

Step 2:  first deposit

Once the blueprints are finalized and the lot is chosen, Vox Development requires a 10k-20k (every deal may vary) deposit if the lot is chosen from current inventory. If not we can customize a deal to fit the home owners needs to get the lot that the home owner desires.

A contract would be made up with all the construction materials provided in the house, trades provided, services provided, warranty and of course a possession date.

Step 3: design

The next stage required is permits and the house design. Plans are processed at City Hall for permit issuing to insure all the proper requirements are met and the home is fully up to code.

During this process the home owner will then meet with our design team and go over all the options of designs that was included at the time of quoting and meeting there budget. We will choose Flooring, windows, lighting, cabinets, countertops, wall colours, exterior colours, and shingles.

Step 4: Construction starts, 2nd deposit

2nd deposit once construction starts. Generarlly 10-15% of total build cost or if that doesn’t work then we can chat about different options.

The demolition starts and hole is dug which means the construction process is now well under way. From here Vox takes over starting with the footing and foundations followed by the framing, rough ins, drywall and exterior finish’s of the building.  Now it’s your job as the home owner to sit back and enjoy the wonderful process of building your Custom Home with Vox Developments. Things to keep in mind

  • Layout of the Building: The siting of the structure should identify with the design and grouping of the surrounding houses. Does the siting of the structure blend with the set-backs and the other building bylaws?
  • Visual Aspects: The house should be sited so as to preserve the privacy of ground floor windows and ensure the overlooking of upper windows in minimized. Natural lighting should not be impaired by other buildings or a least as little as possible
  • Orientation: The siting of the home should take advantage of pleasant views and consider sun, wind and snow drifting.
  • Access: Routes for public access should be convenient without creating a nuisance of detracting from the living environment of the site.
  • Physical Characteristics: Attention should be given to the topography of the site, it’s drainage, soil, and natural features. There physical characteristics may affect the form and cost of the site development.
  • Internal Layout: An ideal house plan will have the layout of the sleeping, working, and living zones arranged in good relationship to one another.

 The blending of building and site design is fundamental to good architectural practice. Suitable combined characteristics create and sustain the market value of a residential property.
